Tenant Finding Service
This service is charged at 7.5% plus VAT (subject to a minimum fee of £250.00 + VAT) of the rental initially agreed for the whole term of the tenancy, and any extensions or renewals of the same tenancy whether agreed by Foxes Residential Lettings or not. This charge is payable at the start of the tenancy, and will be deducted from the first month’s rent and deposit. Should the tenancy be renewed at the end of the initial term, 7.5% plus VAT commission will be charged on subsequent periods.
Our Tenant Finding service includes the following benefits:
- On instruction market the property to prospective tenants.
- Unless otherwise instructed we will erect a To Let/Let By board at the property.
- Weekly advertising (internet and local papers).
- Negotiate all terms and conditions between the landlord and tenants for inclusion in the tenancy agreement.
- Take up suitable references in the form of credit search, employer’s reference and bank references. Accountants’ references will be taken when required.
- Collect and hold deposit against dilapidation’s that may occur.
- Prepare appropriate agreement between landlord and tenant.
- Prepare inventory and check in tenant (please see fee list)
- Notify the utility services and council tax of change of the subscriber and other relevant charges.
Rent Collection
In addition to the letting service mentioned above, this service is charged at 10% plus VAT of the rental, for the term of the tenancy and any extension thereafter.
As well as all the benefits of our Tenant Finding service our Rental Collection service also includes the following:
- Arrangement for collection of rental in accordance with the terms of the tenancy. Rents are generally collected by calendar month in advance.
- Prepare and submit a regular monthly statement of account to the Landlord and/or accountant.
- Submit the monthly cheque to the Landlord or bank. In accordance with current banking practice, it is necessary for us to allow 7 working days for clearance of rent cheques from tenants.
- Should the tenant fall into arrears, and rent is outstanding for more than 21 days, we will inform the Landlord. If a solicitor is needed to take action the landlord will be responsible for all fees.
- At extra cost a mid-term inspection can be carried out.
Full Management Service
This is a fully comprehensive letting and management service, ideal for Landlords wishing to take a back seat from the day-to-day management and collection of rent.
This service is also popular with Landlords living outside the area.
This service is available for a fee of 12.5% plus VAT, deducted on a monthly basis. Please note that we can only undertake to carry out full check-ins, interim inspections and check-outs when the Inventory Service option is taken.
In addition to all elements of Tenant Finding and Rental Collection service Full Management Service includes:
- Pay ground rent, service charges, insurance premiums and other regular outgoings as instructed by the landlord, from the rental income when received.
- Deal with day-to-day maintenance, repairs and servicing of appliances. When appropriate, estimates for this work will be obtained, however in emergencies, Foxes Residential Lettings may act without consultation. Any professional fees incurred in connection with works must be borne by the landlord.
- Arrange for the tenant to be checked-out at the end of the tenancy. Negotiate and agree dilapidations and make appropriate deductions from the tenant’s deposit.
- Forward to a UK address, post which reaches our offices.
